Did you know that some homes in Spain also require a mandatory MOT inspection?

The Building Evaluation Report (ITE) is a mandatory technical inspection that evaluates a building's state of maintenance. It focuses on structural aspects such as the foundation, facades, and installations. The goal is to detect and remedy any defects in a timely manner, thus extending the building's lifespan and ensuring the safety of its occupants.


In addition to the ITE, there is also the Building Evaluation Report (Informe de Evaluación del Edificio or IEE). This is a more comprehensive version of the ITE and covers not only the state of maintenance, but also accessibility for people with reduced mobility and the building's energy efficiency. The IEE always includes an energy certificate that analyzes the building's energy consumption and makes recommendations for improvements. This certificate is mandatory for the rental or sale of real estate.


The obligation to carry out an ITE or IEE depends on the age and type of building. Buildings older than 50 years are required to undergo an IEE. This is stipulated in Spanish Law 8/2013 on Rehabilitation, Regeneration, and Urban Renewal. Buildings older than 30 years are subject to the ITE (Inspection of Buildings and Buildings) requirement, depending on the regulations of the autonomous community in which the building is located.


The inspection must be carried out by a qualified professional, such as an architect or structural engineer. Both the ITE and the IEE are valid for ten years, after which a new inspection is required.

The cost of drawing up an IEE varies depending on factors such as the size of the building, its complexity, and the professional's fees. For a single-family home, the cost is around €250, while for a small building up to 2,500 square meters, the cost can be between €700 and €900. For larger buildings, the cost can reach €0.40 per square meter.


If the inspection reveals any defects, the community of owners is responsible for financing and carrying out the necessary repairs. This may mean that owners are asked to make additional contributions to cover the costs.


Regularly carrying out an ITE or IEE is essential for the maintenance and safety of buildings. It ensures that any defects are detected and remedied promptly, and contributes to the energy efficiency and accessibility of the property. It is important for owners to be aware of these obligations and the associated responsibilities.
